Cavan Companies announced its expansion into Kansas City, Missouri with the development of The Bungalows at Maple Woods, a 153-unit single-story Build-to-Rent community located at the northeast corner of Highway 152 and NE Barry Road.
Horizontal construction is projected to begin in June 2026, with vertical construction anticipated approximately six to eight months thereafter.
The Maple Woods development represents a deliberate step in Cavan’s long-term Midwest expansion strategy, focused on scaling in markets characterized by economic diversity, measured supply pipelines, and durable renter demand.
Kansas City Fundamentals Support Long-Term Performance
Kansas City continues to demonstrate stable multifamily performance, with rents growing approximately 3 to 4 percent annually and occupancy near 93 percent. New supply remains balanced at roughly 3.4 percent of existing inventory, reflecting disciplined development relative to several high-growth markets that experienced elevated post-pandemic construction cycles.
The metro’s employment base across healthcare, logistics, finance, and technology supports long-term rental demand. Fewer than 2,000 Build-to-Rent homes are currently in the pipeline across the region offering early positioning for scaled operators with integrated platforms.
The 16-acre Maple Woods site is situated near Maple Woods Community College and established retail corridors within Kansas City’s Northland. The surrounding area reflects a median household income of approximately $92,000 aligning with demand for professionally managed, low-density rental housing that bridges the gap between apartment living and homeownership.
The Bungalows Product
The community will include 153 single-story rental homes across a mix of one-, two-, and three-bedroom floorplans. Residences will feature private fenced backyards, attached or detached garage options, open-concept layouts, and curated interior finishes. Community amenities will include a clubhouse, fitness center, and professionally managed leasing and operations.
The Bungalows model is designed to provide residents with greater privacy and space than traditional multifamily product while maintaining operational efficiencies through standardized design and vertically integrated execution.

Cavan’s Kansas City expansion builds upon its established presence in Omaha, Nebraska, where the company operates two Build-to-Rent communities and is in the process of closing on a third site.
The firm’s Midwest strategy is centered on geographic density within select metros to enhance operational scale, market knowledge, and brand recognition over time.
Compared to many high-growth Sunbelt metros, Midwest land acquisition costs can be 30 to 50 percent lower, supporting stronger development basis and margin resilience. National Build-to-Rent vacancy rates remain below 5 percent, reflecting sustained demand for low-density rental housing formats.
