In Build-to-Rent, the developer matters as much as the market. Here is how to evaluate Cavan, what you can review and how we work with investors from first conversation to sale.
Five questions worth asking any developer, and how Cavan answers them.
| Ask about | What to look for | Cavan |
|---|---|---|
| Track record | Communities delivered, leased up and sold | Eight Bungalows communities developed, leased and sold since 2019, with $505.1 million in total sale value |
| Control | Whether the developer handles land, construction and management, or hands them off | Cavan sources the land, completes entitlements and manages construction, lease-up and sale, with general contractor and property management partners |
| Alignment | Whether the developer’s interests line up with its investors’ | Cavan principals and employees invest in every project, and Cavan funds land and entitlements before investor capital comes in. Distribution terms are set out in the offering documents |
| Market discipline | Where it builds, and why | Sites are scored on six rent drivers: income, households, rental supply, jobs, access and proximity to services |
| Product design | Homes built for the renters the market needs | Single-story, detached homes with private yards, 10-foot ceilings and professional on-site management |
Sale value is property transaction value, not investor returns.

Cavan principals and employees invest in every project, alongside our investors. Any investment by Cavan or its affiliates is made on the terms described in each offering’s documents.
Monthly and quarterly updates. Rider Levett Bucknall inspects each site monthly and reviews pay applications and change orders.
Across past Bungalows communities, the time from construction start to sale has ranged from 36 to 76 months. Each offering’s documents describe its expected hold period.
Many see rental housing as a long-term allocation: the U.S. is short on homes, many households can’t afford to buy, and more choose to rent a house. Results still depend on the market, the homes and the developer.
Look at communities delivered and sold, how much of development and management the developer controls, how its interests line up with investors’, how it chooses markets and how its homes perform with residents.
Location and local rental supply, the cost basis the developer starts from, the quality of the homes and amenities, and how well the community is managed and leased.
